What actually happens when you use a mortgage broker?

Applying for a home loan can feel overwhelming, particularly if you’re not sure what happens after the first conversation.

The good news is that you don’t need to understand every lender, policy or piece of paperwork before getting started. That’s my job.

Here’s what working with My Mortgage Hacks looks like from the first chat through to settlement.

1. We start with a conversation

The first step is simply talking about what you’re trying to achieve.

You might be buying your first home, refinancing, investing or trying to reduce the pressure of several repayments. I’ll ask some questions about your income, expenses, deposit, existing debts and future plans.

Appointments can be by phone, Zoom or face-to-face, with email and SMS available along the way. I also offer evening and weekend appointments, including Sundays.

2. You provide your details

To properly assess your options, I’ll need information and supporting documents such as payslips, bank statements and identification.

Your information can be completed and uploaded securely online. I’ll let you know exactly what is needed, so you’re not left guessing.

3. I research suitable lenders

Different lenders assess applications differently. The lender that suits one person may not suit another, even when their circumstances appear similar.

I compare suitable lenders and loan options based on your circumstances, borrowing capacity and priorities. This might include the interest rate, fees, loan features, lending policy and the likelihood of the application being approved.

4. I explain your loan options

Once I’ve completed the research, I’ll explain the options clearly, including why a particular lender or loan structure may suit you.

You’ll have the opportunity to ask questions before making a decision. My role is to help you understand the choices, not rush you into one.

5. I manage the application

Once you’re comfortable proceeding, I prepare and submit the application and communicate with the lender throughout the assessment process.

If the lender asks for additional information, I’ll help coordinate it and keep you updated on what is happening.

6. Settlement and beyond

Loan approval isn’t the end of the process.

I stay involved through loan documents and settlement, then remain available afterward if you have questions or your circumstances change.

Getting a home loan doesn’t have to be hard. It should be simple, personal and clearly explained from start to finish.
